Can you hold a place before I apply?
No. Our properties are rented on a first-come, first-served basis once a completed application and all required fees have been submitted. If you are interested in a home, we strongly recommend applying as soon as possible to give yourself the best chance of securing it. Once approved, you will be required to sign the lease and pay all applicable deposits within 24 hours in order to move forward. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs will depend on the day of the month you move in. Typically, tenants are required to pay the first month’s rent, a security deposit, prorated rent depending on the day you move in, and any applicable pet fees, pet deposits, and administration fees before moving in. -
Is the deposit refundable?
Yes, security deposits are refundable, provided there is no damage beyond normal wear and tear and all lease terms are met. Deductions may apply for unpaid rent, damages, or cleaning fees. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. Simply scan the QR code at the property or reach out to us. We are more than happy to help you get the application instructions. A completed application, application fee, and necessary documentation (such as proof of income and identification) are required. -
How do I pay rent?
Rent payments are usually made online through our tenant portal. -
I want to get a pet. What do I do?
We absolutely love when every member of the household finds a place to call home, including the furry four-legged ones. Before bringing home a new pet, please contact management first. Some properties allow pets with an additional pet deposit and/or monthly pet rent, while others have restrictions. Every home has its own rules and little quirks, so it is always best to check with us in advance. -
I want to move out, but my roommate wants to stay. What do I do?
Lease agreements require all tenants to be responsible for the full lease term. If one tenant wants to stay, they may need to qualify on their own or find a replacement tenant with approval from management. -
My lease expiration is coming and I want to move out. What do I do?
We require written notice before moving out. Your lease will require a 30-day notice of your intent to vacate. -
Who is responsible for paying for repairs & maintenance requests?
The property management company handles most routine maintenance and repairs, but tenants may be responsible for certain items outlined in the lease or damages caused by negligence or misuse. All maintenance requests should be submitted promptly through your online portal or, if it’s an emergency, through our emergency maintenance number which is available 24/7.
